Run a construction contract from the first claim to the final account. Set the contract up from a standard form and the security-of-payment rules, value progress claims with retention, track payment schedules, certificates and payment deadlines in business days, keep the variations and extension-of-time registers with their time bars, work out the adjusted completion date, liquidated damages and retention release, and print the payment claims, notices and letters.
Scope & limitations
An administration aid, not legal advice. Periods are typical defaults: check every one against the contract and the current legislation of the state or country, and get advice before relying on a time bar or applying for adjudication.
What the contract administration studio does
Set up the contract from a standard form — AS 4000, AS 2124, AS 4902, NEC4 ECC, FIDIC 2017, AIA A201, PPR 2008 or a domestic building contract — and a security-of-payment jurisdiction (each Australian state and territory, the UK Construction Act, US prompt payment or Bangladesh). The form fills the certificate and payment periods, notice periods, retention and defects liability period; every one is editable.
Progress claims value each item of the schedule of values by % complete, plus approved variations and materials on site, less retention to its limit and previous claims. Record the payment schedule or certificate with any reduction and its reasons, and the payment: the studio works out the schedule and payment due dates in business days with public holidays, and the last day to apply for adjudication.
Registers for variations (category, instruction, notice, status, claimed and approved value and time) and extensions of time (cause, dates, notice against the time bar, days claimed and granted, delay costs, the affected programme activity and its float from the planning studio), with a weather-allowance tracker. The adjusted date for practical completion, liquidated damages with their cap, retention release, bank guarantees and insurances follow.
A dated deadline list (claims, schedules, payments, adjudication windows, variation pricing, EOT time bars, completion, retention, security and insurance renewals) exports to a calendar. The cost report compares revenue with budget, cost to date and forecast cost; the final account adjusts provisional sums. Letters and notices — payment claims, schedules, variation notices and approvals, EOT claims and assessments, practical completion, liquidated damages, retention release and the final claim — open ready to print. Imports a schedule of values from the estimate builder; exports Excel with live formulas, JSON and .ics.
